Crovan Court Nursing & Residential Home are looking for a Maintenance Manager to work as part of the Maintenance Team, integral to supporting the LV Care Group to ensure that the maintenance of all buildings and equipment used is carried out to a high standard, whilst ensuring the quality of life for the homes' residents are not adversely affected by the building or maintenance works.
Key Responsibilities
Undertake planned and reactive maintenance within LV Group homes.
Liaise with the Registered Managers and Maintenance Supervisor to understand and action the requirements of the Group.
Ensure any maintenance issues are reported and addressed in a timely and appropriate manner.
Routine maintenance/replacement (e.g. decoration, carpeting, furnishings, garden care) as planned on a regular business. A record will be kept of this plan, indicating whether the required works have taken place. If works have not been carried out, a note of the reason for this will be made.
Where appropriate, contracts will be put in place to ensure that routine maintenance/servicing is carried out. The home's Registered Manager is responsible for ensuring that the obligations of these contracts are met.
Annual portable electrical appliance testing will be carried out by an appropriately qualified person on all portable electrical appliances.
Carry out with a fully qualified Electrician, a full electrical inspection when required.
In the event of major services failure (electrical, water supply, etc.), or any other emergency including fire or flooding, you will ensure the safety of residents, staff and visitors to the home and to contact the appropriate contractor/supplier to arrange for repair.
Participate in evacuation procedures to ensure the safety of the occupants and visitors of the homes.
Work with external agencies (e.g. social services, emergency services) to ensure that the safety of residents, staff, and visitors is maintained.
Work with external contractors on specific maintenance projects of the homes.
Update all documentation relating to the current maintenance/service contracts, safety certificates, and any works that are carried out in the homes.
Ensure that residents, visitors, and staff are protected from potential hazards that may result from building or maintenance works.
Ensure clinical waste is collected by the appointed waste disposal contractor and waste transfer note obtained.
Keep tidy and secure any waste storage facilities in the grounds of the homes.
In the event of a services failure affecting the call system or the telephone system in the home, additional checks will be made on residents and staff will be permitted to use their mobile telephones for internal communication purposes.
Assessment of any defects and arrangements made for their repair/replacement.
Logging of routine and urgent repair/maintenance which is carried out in the home. This will include a record of the date that the defect was noted/reported, the action taken and the date of repair/replacement.
Driving duties as required (may cover for homes' drivers on occasion).
Any other duties commensurate to level of role as required by the Maintenance Supervisor.
Skills, Knowledge and Expertise
Trade experience and qualifications either in plumbing, gas, or electrical works.
Health and Safety knowledge - IOSH qualification of similar would be desirable.
